Example: How The BRRRR Works In Practice

Let’s walk through an example:

  • Purchase Price: $100,000 for a property at auction.
  • Renovation Costs: $30,000 in targeted upgrades.
  • Closing and Carrying Costs: $10,000.
  • Total Cost: $140,000.

After the renovations, the property’s new after-repair value (ARV) is $250,000. We refinance at 75% of the ARV, securing a long-term loan of $187,000. This allows us to pull out $47,500 cash including out initial investment, meaning we have $0 tied up in the property, and we can reinvest that money in the next project.

Meanwhile, the property generates cash flow from rent, providing passive income while continuing to appreciate over time.
